Babinsky has argued that it's not economically feasible for him or any other conventional landlord to renovate the building, which needs a sprinkler system, new windows, asbestos removal, heating and air conditioning, an elevator, other interior work and handicap access. Colton said it would cost about office tenants. The costs would be spread over relatively puny floor plates that provide only 10,000 square feet of leasable space. As a result, likely rental income of 1 1 a square foot would leave the owner with a negative return on investment. It's a long shot, but the only chance for the building to be saved through private negotiations would be for a rich, preservation-minded buyer to finance a takeover and possibly use the building as an owner-occupied headquarters, Colton said. Unless such an offer surfaces, Ba-binsky's vision for the property is a 28-stall parking lot that could serve the nearby Minneapolis Convention Center.
